We have synthesized our sell-side real estate services into two core areas: pre- and post-listing services. We have distinguished between pre- and post-listing services based on a seller’s willingness to invest in their property to get it sold and knowledge of the real estate process. We have found that significant commission savings can be realized by using less agent billable time and more transaction processing billable time – saving you money.
Pre-Listing Services
Our pre-listing services are focused on developing a marketing plan that gets the maximum number of agents and targeted buyers through your door throughout your entire listing period, not just the first seven days or at randomly scheduled open houses. The sale of real estate is a game of numbers – eventually the right buyer will discover your home. That said, our marketing plan focuses on getting your listing out in front of as many eyes as possible and reporting results through a systematic feedback system. We believe savvy sellers should expect reportable and actionable assessment from their agents as the listing ages, especially in today’s buyer’s market.
Pre-listing services include developing a marketing plan that highlights your home’s strengths. These services include a marketing flyer with professional grade photographs and compelling content, feature placement on our website, YouTube™ and Yahoo™ video tours of your neighborhood and home, and targeted agent/broker emails to alert them to your listing and scheduled broker’s open house.
While selling real estate is not traditionally viewed as a science, we take systematic steps to ensure our recommendations are documented and re-creatable. The better informed a seller is of the current marketplace, the more likely their transaction will be financially successful. We offer sellers two types of price validation services: our signature Benchmark Tours or an industry standard Comparative Market Analysis (CMA) of like properties. Whichever price validation service you choose, our goal is to list your home and sell it effectively and efficiently.
Post-Listing Services
Our post-listing services are focused on executing on the marketing plan to drive agent and qualified buyer numbers to the listing and gather actionable feedback on the listing to justify, if any, adjustments to the listing. This involves a combination of direct follow-up and continued targeted marketing updating agents about the listing and its status. We track web hits on our site and those of web aggregators. We provide web reports to help you track agent feedback and web statistics.
Additionally we follow the purchase and sale agreement through its various contingencies, assisting the seller along the way, until closing and funds have been released. In a smooth transaction, our services focus less on “agent” billable hours and instead emphasize “transaction management” billable hours. We make sure that any and all the contingencies are met and signed off and received in a timely manner. In cases where difficulties arise with the buyer, our agents are prepared and ready to intervene to protect the seller’s interest and/or renegotiate terms based on new information to keep the sale on track.
