reSrch 100: First-time Home Buyer

reSrch100 introduces the first-time home buyer(s) to the process of purchasing a home. The course is divided into three parts. The first part covers the fundamental measures used to qualify for a mortgage. The second part focuses on identifying search criteria and creating a search using the data fields tracked by the consumer search sites and the NWMLS. The third part covers writing up a purchase and sale agreement (PSA) and includes a discussion of the related addendums.
reSrch 101: Navigating the Process

reSrch101 introduces the buyer to the process of making an offer on a property and the elements of a purchase and sale agreement (PSA). The emphasis on the process of making an offer is on understanding the steps involved in making a solid offer. The focus on the PSA is on understanding the number of optional addendums that may be included in a PSA, as well as tracking the key deadlines in the PSA itself and any addendums. The last part of the seminar is a hands-on practicum. Participants will walk through a mock PSA, as buyers and sellers, to successfully negotiate a sale.

reSrch105 is an introduction and review, for both sellers and buyers, of the US HUD Settlement Statement. The course begins with an overview of the real estate sale process. This overview includes how title and escrow companies handle and prepare your paperwork in the transaction, and their general fee structures. Whether you are a first-time buyer or seller, at the end of ownership, you should always have an idea of what your net proceeds will be over time as the property’s value, ideally, appreciates in value. The last part of the course is a hand-on practicum. Participants will walk through a mock Settlement Statement, as buyers and sellers, to ensure its correctness.
reSrch 201: Mastering the Search

reSrch201 is a survey of on-line real estate tools and services. The survey is intended to introduce buyers to the best-in-class search tools and services available. The search emphasis will be on goal definition, then criteria selection. The second half of the seminar will focus on price validation techniques beyond using the traditional agent Comparative Market Analysis (CMA) report of similar comparison properties. Participants will review and score demonstration properties based on quality, location, floor plan, curb appeal and overall value.
